Top 10 Things To Do Before Staging Your Home

Have you been thinking about buying a new home? Selling your current one? If the answer is yes, then you’ve probably done some online searching first like 90% of buyers do. We’ve all seen those online photos that make you say “WHAT were they thinking?!?”. The bottom line is that first impressions matter! How you market your home greatly affects YOUR bottom line. Staging your home is a crucial part of the real estate  market so here are the top 10 things a seller should do before staging/listing a home:

  1. Get a plan — Sit down and come up with a plan that includes a time line, financial standing, availability for showings/projects and a back-up plan. If you know where you stand and where you want to be within a certain timeframe then goals become much clearer and easier to reach.
  2. Find a Realtor— This one’s important! Not just any realtor will do when you are trusting them with the biggest financial transaction of your life.  Find someone who is committed to you and who understands your needs. A realtor who knows your area and uses lots of marketing tools (including home staging) will probably be the one that will sell your house the fastest and for the most money!
  3. De-clutter keep floors and counters clear.
  4. Repairs/updates— Necessary repairs done before staging will save you time and money. Any repairs are estimated by buyers at a much higher price  than it actually will cost you. So don’t give potential buyers a reason to lower their bid to make up for repairs or worse yet– to walk away!
  5. Budget— Budget for everything. Realtor fees, closing costs, moving expenses, storage costs, home staging, maintanance, repairs,  mortgage/utility payments. Figure out how long your house can be on the market and budget for those monthly expenses.
  6. Make a list Remember when YOU were the potential buyer or builder of your house? Think back and list what you loved about it. What was your concerns? Also include what you have done to address those concerns. This list of pros and cons will probably be similar to potential buyers!
  7. Start packing— YES, really!! So your house isn’t even in the market yet. So you don’t have a new house yet. Listing a house properly is a process. If done right, your house should sell within 30-60 days ideally so it goes really fast! The more “stuff” is packed, the easier it is to stage and move in the end. Pack away seasonal items/clothes. Donate or discard unwanted items or have a tag sale and make $$!
  8. Curb appeal— You never get a second chance to make a first impression. Don’t neglect the landscaping and maintenance of the exterior.
  9. Clean— Clean like you’ve never cleaned before! I’m talking floors to ceiling and everything in between. Hire a cleaning company if you need to. Nothing shows pride/care in the home more than a clean one. Windows, cabinets, floors, light fixtures, appliances and counters are most important.
  10. Hire a professional stager— FINALLY!!!  You’ve  completed your plan and are now ready to call in a professional home stager to put it all together and work that magic! Find someone who understands your needs and current market. Someone who is a certified, professional full time stager will get you a lot more bang for your buck. Don’t just settle for the cheapest quote. Look at the portfolio, ask questions, and review testimonials. A creative, experienced home stager can maximize your profit and be an incredible resource.
